Position Overview

The Technical Coordinator – Development and Pre‑Construction supports the development team in managing the early phases of real estate projects—from feasibility studies to the preparation of technical plans for tendering and construction, as well as coordinating pre‑construction activities. The role primarily involves guiding and organizing the work of external professionals, including architects, engineers, and specialized consultants; ensuring coordination and quality control of drawings; monitoring deliverables and schedules; and ensuring compliance with applicable regulations and with Bertone’s and the industry’s development standards.

This position is ideal for someone with a solid technical background who is rigorous and structured, holds training in architectural technology or a related field, and wishes to grow into a full real estate project management role.

Key Responsibilities

Pre‑Construction – Preparation of Technical Drawings and Specifications, Quality Control, and Construction Support
  • Coordinate the preparation of technical plans for tender and construction with architects, engineers, and other consultants.
  • Plan and monitor key milestones and deliverables to meet development schedules.
  • Organize, maintain, and track drawing registers, revisions, and consultant documentation.
  • Ensure proper sharing of required design information among professionals.
  • Verify that all plans comply with applicable municipal regulations, building codes, consultant reports, Bertone design standards, and industry best practices.
  • Contribute to continuous improvement of Bertone’s design standards and processes.
  • Conduct rigorous quality control of architectural, structural, mechanical, electrical, and civil plans to ensure consistency and coordination.
  • Ensure plans are complete, free of errors or omissions, and that the full project scope is properly covered by all disciplines.
  • Track, coordinate, and help resolve RFIs, design issues, conflicts, and discrepancies raised by stakeholders.
  • Conduct value‑engineering reviews of drawings and technical specifications.
  • Participate in the evaluation of various construction scenarios in coordination with the contractor.
Development – Municipal Approvals and Project Design
  • Participate in internal design reviews and value‑engineering exercises during project development.
  • Optimize layouts to ensure they meet operational needs, project objectives, and Bertone’s design standards.
  • Review layouts to maximize value and efficiency through a value‑engineering approach.
  • Review presentation documents prepared by professionals for municipal approvals.
  • Assist with permitting processes, including municipal approvals and building permits.
Pre‑Development – Feasibility Studies and Due Diligence
  • Participate in preliminary development potential analyses during due diligence, including:
    • Verification of zoning parameters
    • Development of potential scenarios based on zoning rules
    • Massing studies for various scenarios
    • Block plans for different building uses
    • Extraction of data from scenarios (areas, densities, efficiency, number of units, parking counts)
  • Identify risks, constraints, and opportunities related to potential sites.
  • Coordinate with surveyors, environmental consultants, and municipalities to gather required pre‑acquisition data.
Commercial Development – Commercial Test Fits and Change of Use
  • Prepare test‑fit plans for commercial and retail spaces.
  • Collaborate with the leasing team to assess tenant needs and propose layout options.
  • Review tenant layout plans to ensure they comply with the building configuration.
  • Study the potential impacts of changes in use.
  • Contribute to defining the scope of work for the general contractor.
  • Assist with minor architectural modifications.

Requested skills

Education
  • DEC in Architectural Technology or a bachelor’s degree in Architecture, Construction Engineering, or related field.
  • Additional training in project management or real estate development is an asset.
Experience
  • 3–5 years of experience in an architecture firm, real estate development company, or construction environment (junior to intermediate level).
  • Essential experience in reading and coordinating architectural and engineering plans.
Technical Skills
  • Knowledge of real estate development phases and municipal approval processes is an advantage.
  • Understanding of construction principles.
  • Understanding of building codes and municipal regulations.
  • Strong ability to read plans across all disciplines: architectural, structural, mechanical, electrical, and civil.
  • Practical knowledge of SketchUp and AutoCAD and/or Revit for pre‑development and commercial development.
  • Practical knowledge of Bluebeam or equivalent for markups and technical plan overlays.
  • Proficiency in MS Excel and Word.
  • BIM experience considered an asset.
Interpersonal Skills
  • Strong attention to detail and excellent organizational habits.
  • Ability to manage multiple priorities under tight deadlines.
  • Clear and professional communication with consultants and internal teams.
  • Proactive mindset with the ability to quickly identify coordination issues.
