Commercial Strata Manager

• Annual salary $75,000 - $90,000 per annum

Responsibilities

• Provide top-tier customer service to tenants, strata councils, contractors and property owners
• Oversee day-to-day property operations, including coordination with vendors and contractors
• Analyze monthly and annual financials and compare results to property budgets
• Prepare clear, detailed owner’s reports including variance analysis
• Monitor rent collections and ensure timely reconciliation
• Develop annual operating budgets and collaborate with owners on objectives
• Review and interpret lease agreements and manage the full leasing process
• Promote and ensure workplace safety standards are followed across sites
• Foster strong relationships and maintain open communication with tenants and clients
• Negotiate service and operating contracts for the properties
• Ensure full compliance with the Strata Property Act and other applicable legislation
• Prepare AGM/SGM packages and attend council and owner meetings as required
• Negotiate and manage service contracts and insurance renewals
• Maintain strong client relationships through consistent and proactive communication

Qualifications

• 2+ years experience as a Commercial Strata Property Manager
• Obtained a valid Strata license
