ABOUT THE OPPORTUNITY

As a Residential Maintenance Lead, you will play a pivotal role in shaping the quality of living in managed properties. Engaging with building residents and property management, you'll ensure that buildings, common areas, and grounds meet a first-class standard, enhancing property appeal and tenant satisfaction. ABOUT THE POSITION

Reporting to the Property Manager, the Maintenance Lead is responsible for maintaining a portfolio of buildings and caretaker staff. Your duties encompass hiring and training new staff, ongoing management of building staff to ensure properties are well taken care of. This role requires a positive demeanor, strong communication skills, and excellent attention to detail. Some duties include but are not limited to:

  • Property Maintenance: Ensure the property's cleanliness and upkeep, and implement maintenance procedures within the building operational systems.
  • Coordinate and supervise vendors and contractors for repairs and servicing.
  • Conflict Resolution: Mediate tenant conflicts and find amicable solutions to maintain a harmonious living environment.
  • Provide leadership and coaching: ensuring staff perform to the highest level
  • Safety Oversight: Monitor and enforce building security protocols and emergency systems.
  • Record Keeping: Maintain accurate records of maintenance activities, incidents, and tenant interactions.
  • Compliance Monitoring: Ensure tenants adhere to lease agreements and property regulations.
  • Community Engagement: Organize initiatives to foster a positive tenant community and enhance satisfaction.

THE REQUIREMENTS

  • Strong Communication Skills: Exceptional communication skills, both written and verbal, to effectively interact with a wide range of tenants.
  • Problem-Solving Abilities: Demonstrated ability to handle challenging situations and tenant conflicts, finding effective and diplomatic solutions.
  • Conflict Resolution: Proficiency in conflict resolution techniques to manage disputes among tenants and address challenging behaviors.
  • Technical Aptitude: Experience in conducting minor maintenance and repairs, as well as a good understanding of building systems and equipment.
  • Flexibility and Availability: Willingness to work on-call and respond to emergencies, including evenings and weekends, as needed.
  • Professionalism: Maintains a professional appearance, and demeanor
  • Knowledge of Relevant Regulations: Familiarity with local tenant laws, rental regulations, and safety codes.

COMPENSATION

  • Competitive salary in the range of $70,000 to $80,000per annum
