Reporting to the Senior Capital Asset Manager, the Capital Asset Manager will oversee capital projects, capital budgets, renovations, and expansions for a portfolio of long-term care homes. This role involves directing the scope, design, development, estimating, tendering, and contract management of various projects in collaboration with consultants and third-party engineers.
Additionally, the Capital Asset Manager will support the effective and efficient maintenance of residences in their assigned region. The successful candidate will have demonstrated experience managing multiple projects and sites and will apply project management principles while providing strategic operational insight to stakeholders.
This position is based in the Ottawa region, covering both Ottawa and Kingston areas, with monthly visits to our Markham office. Extendicare offers a flexible hybrid work environment.
Key responsibilities include:
Support a portfolio of long-term care homes with implementation, monitoring and execution of Capital Projects, including developing annual property level capital budgets.
Oversee the reporting and budgeting for capital projects, ensuring accuracy and efficiency.
Direct various project consultants and manage contractors, to ensure complete and thorough coordination, supervision, and quality control for all Capital Projects.
Provide regular reporting to Senior Capital Asset Manager & Director, Asset Management on the status of all Capital Projects and Building Condition Status (Risk, Non-Compliance and Forecasting/Projections)
Support the submission, issuance, and processing of projects, requisitions, purchase orders (POs), change orders, receipts, invoices, and accruals.
Provide support and approvals for vendors and contractors involved in projects.
Provide support on unbudgeted capital expenditures including emergency situations.
Oversee the preparation and approval of project schedules and establish procedures for controlling and reporting costs for all project phases.
In consultation with Operations, Regional Directors, Executive Directors, Administrators, Maintenance, and Asset Management, assist in the development and implementation of Annual Capital Budgets.
Monitor building system maintenance practices and provide feedback to Operations. Assist in the implementation of changes to procedures and processes to gain efficiency, reduce maintenance costs and reduce risk.
Provide technical support and assistance to resolve emergency situations.
Ensure commissioning, testing, and permit close of new installations and obtain necessary documentation, education, and orientation for the staff on new systems are in place by applicable vendors prior to project close out.
Foster a supportive regional network to synergize Facility Maintenance efforts.
Conduct visits to each facility as required while adhering to a pre-planned schedule, to review the status and condition of the major building components, systems, equipment, and current/future capital projects.
Assist, as required, with the redevelopment team in decommissioning old homes and opening new homes (including but not limited to training, equipment reviews, contract cancellations, contract set-up etc.).
Complete other duties as assigned.
What we’re looking for:
Certified Technologist, Licensed Tradesman, Engineer, or equivalent
Post-secondary degree in related field, or equivalent
Journeyman Trades Certificate an asset
Minimum of 5 years’ experience in construction building management, project management, facility management, property development, or engineering
Knowledgeable in building design and construction
Knowledgeable in building mechanical and electrical systems
Ability to read and interpret blueprints and field drawings
Familiar with WSIB legislation, Health and Safety, Building and Fire Codes
Strong organizational skills with the ability to manage multiple tasks with competing priorities, in a challenging and dynamic environment
Strong interpersonal, written, and oral communication skills
Demonstrated organizational and time management skills
Self-motivated with excellent problem-solving and negotiation skills
Proficient in MS Office and/or MS Project or equivalents
Must have reliable transportation and be able to travel extensively within area of responsibility, and work flexible hours as required
