POSITION DESCRIPTION:
The Maintenance Director is responsible for coordinating maintenance activities in the residence. They manage a team of housekeeping and heavy maintenance attendants. They are responsible for requisitions, emergency calls, and ensure a clean and safe environment for residents. He/she also carries out various tasks related to building maintenance such as painting, plastering, laying ceramic tiles, small carpentry jobs, changing lighting or taps and various installations.
ROLE AND GENERAL RESPONSIBILITIES:
- At all times, ensure compliance with WHMIS standards as well as health and safety rules for employees and residents
- Carry out any other tasks related to his/her duties and at the request of his/her immediate superior.
- Ensure vacant apartments are clean and in excellent condition before the next rentals
- Integrate, train and evaluate your staff
- Maintain the residence's air conditioning, ventilation and heating equipment
- Manage requisitions and respond to emergencies
- Mobilize, manage and coordinate the work of the residence's maintenance and upkeep team
- Participate in the preparation of the annual budget and take charge of monitoring expenses
- Plan, organize and control maintenance work including subcontracted work
- Prepare preliminary bids for maintenance and repair projects to be given externally
- Provide efficient customer service that meets their needs
- Take inventory of products and materials and place necessary orders in a timely manner
- A DEP in general builing maintenance (as asset)
- Experience in personnel management
- Knowledge of plumbing, electrical and minor repairs
- Ease in the use of computer tools
- CPR training
- In-depth knowledge of the components of a residence/building’s installations
- WHMIS Training
- Minimum 5 years experience in minor manual work (painting, electricity, carpentry, plumbing)
