Xplore Inc. is looking for a Site Acquisition Specialist to join the Real Estate Team in Canada.

The Site Aquisition Specialist will manage the day-to-day activities of the wireless and wireline related activities on behalf of the Network Real Estate team and legal department. The Site Aquisition Specialist will assist and support on all related projects that requires Real Estate implications. The Site Aquisition Specialist will be accountable to manage build related projects, landowner’s relationships/negotiations, coordinate engineering and establish financial forecast/schedules. This is a hands-on role focused on all Real Estate related activities within Xplore, this includes engaging with external vendors.

The Site Aquisition Specialist may sometimes be required to meet with town council members, municipalities or local representatives in efforts to secure locations inside their communities for Xplore network requirements. It will involve easements, agreements and lease negotiations. The NRES will develop 3rd party relations to ease our short and long-term network deployment program, such as 3rd party tower owners, government entities or major real estate holders.

The Site Aquisition Specialist will be involved in the Xplore collocation programs, tower inspection programs, decommission programs, OPEX savings opportunities activities.

Key responsibilities include:

• Manage Right of Way Agreements, Ground lease Agreements, colocation Agreements and Easements for the installation of our fixed wireless and wireline infrastructures
• Collaborate with Government agencies, land use authorities, and various third party entities in order to assess municipal requirements in accordance with acquisition timelines and expectations
• Coordinate tower site audits, investigation reports, and loading analysis with external geotechnical/ civil engineering vendors
• Complete public consultation and industry notification documentation to ensure regulatory compliance as required
• Conduct municipal risk assessments upon receipt of files based on LUA's procedures and/or protocols
• Collaborate and coordinate telecommunication site selection processes for fixed wireless towers and wireline infrastructures (including search ring, civil/RF qualification analysis, etc.)
• Manage site leasing and Real Estate agreements for the installation of macro, micro, small cell wireless telecommunication and fiber infrastructure at multiple site locations within a specific regional territory
• Prepare and present weekly status reports including budget and forecasts for various ongoing Network Real Estate projects
• Ability to pivot quickly in a dynamic work environment while maintaining Network Real Estate objectives within defined time constraints
• Coordinate and monitor external Network Real Estate vendors, in order to ensure adherence to scope, budget, and schedule constraints

The ideal candidate will possess:

• Minimum 3-5 years of Canadian experience in Telecommunication Site Acquisition/Real Estate within Canada
• Post-secondary education in Land, Business, Urban Planning, Real Estate, or a related field
• Familiarity with process, protocol and regulations pertaining to Telecommunications Public Consultation and Indigenous Peoples consultation
• Strong working knowledge of Google Earth, Excel, graphics software, SharePoint and Teams
• Strong business acumen and proven ability to implement and maintain effective business practices
• Working knowledge of Civil Engineering and Construction general practices an asset
• Fluent in French would be an asset
• An excellent communicator with a professional and objective outlook who can build relationships with internal and external stakeholders
• Able to travel when required
• Able to work outside of normal business hours when required
