Line of Business: Procurement, Enterprise Real Estate
Target Start Date: March 1st, 2026
Duration: 9 months (end date of end of October, 2026).
In-office Thursdays every week and fourth Friday every month.
Office Location: 81 Bay 14th floor
Job Description
This position is within the Corporate Procurement Team, and will focus on Enterprise Real Estate.
The Procurement Lead manages sourcing initiatives; identifies areas of opportunity through analyses of industries and supply markets; analyzes cost models for certain key products and services; and manages the performance of key suppliers. Limited guidance and oversight is required to be able to perform this job.
The Procurement Lead works with internal Banking partners (client executives, directors, resources from the lines of business, Legal, Risk Management) and external parties (supplier organizations).
The Procurement Lead provides specialized sourcing expertise for moderate and complex deals with major Banking client and organizational impact. Working within the Corporate Procurement Team the Procurement Lead must meet business objectives in a high profile, strategic, rapidly evolving and competitive environment.
• Development and presentation of sourcing strategy recommendations as part of advisory service to clients based on their business requirements and industry analysis.
• Definition and solution of problems/issues in a creative or innovative way when clients' needs / requests / projects are presented in a general or ambiguous manner.
• Development, negotiation, execution and implementation of complex sourcing initiatives (including developing requests for proposals and other selection and supplier evaluation tools), while ensuring that Bank risks are mitigated, and regulatory requirements & The Bank's policies are adhered to.
• Participate in the enhancement or recommendation of changes to the operating practices and processes within Sourcing to improve requirements planning, procurement and supplier management processes.
• Execution and implementation of complex sourcing initiatives within the relevant expenditure categories.
• Successful development of agreement content in partnership with a legal resource.
• Leadership in negotiation strategy alignment and contract negotiations, as well as securing of authorizations for agreement execution.
• Discussion and negotiation of complex issues and requirements with senior management.
• Working with Supplier Relationship Manager and Business Lead to ensure The Banks supplier management framework is implemented for high risk or high spend supplier under the scope of responsibility.
• Business degree and/or recognized professional designation (e.g. PMAC or equivalent and extensive knowledge of the financial & technology services industry)
• Strong oral and written communication and influencing skills with appropriate business acumen.
• Track record of effective partnering with internal lines of business and supplier organizations
• Proven successful negotiation skills.
• Experienced in developing negotiation philosophy, strategy and approach; lead negotiation team
• Experience within the real estate industry or managing real estate contracts
• Able to prepare team for moderately complex negotiation
• Participates in negotiation strategy formulation and execution
• Apply fact-based negotiation principles and tactics
• Developed knowledge of the practices, procedures, and principles of formal sourcing processes, and ability to apply to various categories / circumstances.
• Ability to develop strategy and convert it into an implementation plan.
• Provides input into development strategies and business models for specific products within a category
• Possesses detailed working knowledge of customer business requirements and processes to resolve moderately complex issues
• Formulates and recommends sourcing strategies
• Assesses and recommends optimal supplier relationship structures
• Structured problem solving and decision making.
• Project management skills.
• Strong leadership and stakeholder management skills.
• Strong economic and financial analysis skills.
• Working knowledge and ability to articulate and negotiate common contractual terms and conditions.
• Experience in drafting various contract schedules (e.g., Scope of Work, SLA, etc.)
Must Have Requirement:
- 7-10 years procurement experience managing moderate and complex sourcing initiatives.
- ~5 years’ experience enterprise real estate services and contracts.
- Contract negotiation experience.
Nice to Have:
- PMAC certification or equivalent.
- Working experience with other major FIs.
- Experience in construction management, facilities management, managing vendors.
- Prior experience partnering on enterprise-wide or multi-line of business initiatives.
- Experience using Coupa would be an asset.
