The Opportunity

The Director, Strategy & Research, Real Estate is an experienced real researcher/strategist that will work closely with the Real Estate EMD and the Senior Leadership Team and take a leading role in the coverage of real estate research across markets and sectors. This role will be expected to provide leadership and expert guidance in the formation and implementation of OTPP’s real estate house view, translating this into impactful portfolio strategies, investment themes and ongoing stakeholder engagement.

The individual will assist the Real Estate team with developing forward-looking views on focused sectors, geographies, and/or themes and communicate this work to senior leaders of internal deal teams. The individual will also perform an important role for the assessment and underwriting of individual asset and portfolio transactions. The output of this role will be central to influencing the strategic direction of the Real Estate department and their success.

Who you’ll work with

There is one role available and it will be based in either Toronto, Dallas, or London. The Director of Strategy & Research will work closely with the OTPP RE teams based in Toronto, Dallas, London, Singapore and Sao Paolo. In addition, they will be expected to work closely with the OTPP Total Fund Management team on macro themes and portfolio construction.

What you’ll do
  • Work closely with EMD and Senior Leadership Team, Real Estate and Total Fund Management team, to develop a long-term strategy for the real estate allocation including sectors and geography targets that align with OTPP’s overall investment strategy and the role of real estate within that strategy.

  • Identify and balance shorter term cyclical considerations with longer term secular and structural opportunities and threats to build a top performing portfolio.

  • Join the Real Estate underwriting committee and contribute to the assessment of individual transaction(s) and their fit within the target portfolio.

  • Responsible for deep research and data gathering and analysis of thematic trends, economic conditions, relevant market data, real estate fundamentals etc. that have an impact on the Real Estate Strategy

  • Bring forward key insights to drive strategic decisions

  • Work across the global real estate team to build a strategy that brings together the lens of both region and industry

  • Once the strategy is finalized, bring forward a top-down approach to key decision making within the global real estate team the drives investment decisions by informing the regional and industry teams

  • Active member of the underwriting committee to provide an opinion and view on any real estate investments

  • Continual monitoring of the real estate strategy and investment / market changes that may influence any required changes to meet investment needs

  • Make required adjustments to the real estate strategy as an ongoing basis

  • Act as a key collaborator across the broader investment division team

What you will need
  • A Bachelor’s degree in a relevant field such as Finance, Real Estate, Economics, or Business Administration.

  • Master’s degree (preferred) or equivalent experience in real estate, finance, or related disciplines.

  • Minimum 10 years of experience in real estate investment, research, or portfolio management.

  • In-depth knowledge of real estate markets, property types, and investment vehicles.

  • Deep macroeconomics understanding

  • Deep understanding of global market of real estate

  • Established relationships with industry professionals, brokers, and investors.

  • Proven experience formulating long-term investment strategies aligned with organizational goals.

  • Proficiency in conducting thorough market research, analyzing data, and identifying trends.

  • Strong understanding of financial modeling, valuation techniques, and risk assessment.

  • Excellent verbal and written communication skills for presenting findings and recommendations.

  • Experience leading a team and collaborating with cross-functional stakeholders.
