Our Property Management client based in Vancouver are looking to add a Commercial Junior Property Manager to their dynamic team! If you are a seasoned Commercial Property Administrator or a current Junior Property Manager then please get in touch!

Benefits & Perks

  • $75,000 - $85,000 per annum

Responsibilities

  • Prepare the annual operating budgets, ensure Additional Rent Billings (recoveries for each tenant) are correct, accounting for any cost exclusions and/or caps, specific utilities/janitorial chargebacks, etc, and track variance and ensure adherence to approved budget.
  • Review/approve 1st draft of fiscal year end recoveries reconciliations prepared by accounting for accuracy before VP finalizes approval
  • Read and interpret Leases to advise of Tenant of its obligations, Landlord rights, and recovery of common expenses
  • Work and monitor tenant fixturing of space for compliance to minimize disruption to other tenants, protect base building and administer its standards
  • Maintain, monitor, and manage communications for all tenant related issues. Attend to tenant requests and complaints promptly in conjunction with Property Administrator/Mobile Building Operators. Provide superior service to tenants relating to comfort, security, access control, cleaning, etc.
  • Address all liability issues at properties in a timely manner with documentation
  • Work with Mobile Building Operators/Resident Caretakers to ensure that a preventative maintenance program for building equipment are in place and being performed
  • Provide guidance to Mobile Building Operators/Resident Caretakers with any implementation of improvements (capital repairs, Landlord Work, general repairs) in by any deadline. Review scope of work, prices, monitor maintenance/service contracts to ensure cost effective operations
  • Implement processes, systems and best practices as directed for the portfolio that will maximize net income and work in collaboration with leasing to ensure optimal occupancy of the properties.
  • Ensure that all vacant space at the property is always in a marketable and in ready state at all times in consultation with Leasing dept

Qualifications

  • 3+ years experience as a Commercial Property Administrator or Junior Property Manager
  • Experience with Yardi is an asset
  • Happy to work 5 days in the office
