Job Description:

We are seeking a strategic and forward-thinking Corporate Real Estate Portfolio Strategy Program Manager to lead a small, high-performing team responsible for shaping and executing enterprise-wide real estate strategies across our North American footprint and beyond. This role is pivotal in aligning real estate initiatives with business objectives, leveraging market intelligence, and driving innovative, data-informed solutions to support both business unit and enterprise-level goals.

What will you do?

  • Strategic Portfolio Leadership: Develop, gather approvals for, and support the execution of short & long-term real estate strategies primarily across our North American real estate portfolio (with a potential for growing international exposure). The selected candidate will act as the initial strategy driver for capital projects, space optimization initiatives, divestment strategies, and leasing decisions - shaping downstream design, transactions, workplace change, critical facilities and CRE services outcomes to be aligned with broader enterprise goals

  • Business Partnership: Collaborate with business leaders and key workstream partners to translate evolving needs into actionable real estate plans. Interface regularly with VP and SVP-level executives, presenting complex recommendations for multi-million-dollar decisions

  • Scenario Planning & Optimization: Lead initiatives that embody Sun Life culture and experience, while supporting growth, efficiency, and sustainability through portfolio analysis

  • Market & Trend Intelligence: Monitor ESG, market dynamics, macroeconomic and workplace trends to inform strategic decisions

  • Data-Driven Insights & Analytics: Synthesize internal and external data to generate actionable recommendations. Have a strong command of financial modelling including capital and expense planning, NPV and IRR to generate thorough and accurate run-rate modelling across capital projects

  • Benchmarking & Best Practices: Be a subject matter expert, maintaining a pulse on competitive benchmarks and best practices in corporate real estate

  • Team Leadership: Manage and mentor a team of analysts and planners, fostering innovation and continuous improvement. Lead teams of internal employees or consultants to develop and roll out strategies

  • Executive Reporting: Oversee the creation of dashboards and presentations for senior stakeholder socializations, discussions, and approvals. Bridge technical financial analysis with human-centered design thinking

  • Cross-Functional Collaboration: Act as a strategic advisor and partner with CRE, Finance, HR, IT, and Security to ensure integrated execution

What do you need to succeed?

  • Bachelor’s degree in Business, Real Estate, Finance, or related field (MBA or Master’s preferred)

  • 8+ years of experience in corporate real estate, portfolio strategy, or related disciplines

  • Proven experience leading complex strategic planning initiatives and managing cross-functional teams

  • Persuasive communicator comfortable presenting to C-suite audiences

  • Proven ability to influence and gain trust at all levels by translating complex data into compelling narratives

  • Strong analytical and problem-solving skills with the ability to interpret complex data and trends

  • Advanced proficiency in financial modeling and data analysis and visualization platforms

  • Strong leadership and team development skills, with experience managing high-performing teams

  • Experience with data visualization tools such as Power BI and Tableau

The Base Pay range is for the primary location for which the job is posted. It may vary depending on the work location of the successful candidate or other factors. In addition to Base Pay, eligible Sun Life employees participate in various incentive plans, payment under which is discretionary and subject to individual and company performance. Certain sales focused roles have sales incentive plans based on individual or group sales results.
