About The Position:
The Real Estate Paralegal will support the real estate practice group and report directly to the lawyers on the team. Responsibilities include managing files from opening through closing, conducting searches and due diligence, preparing transaction documents, and liaising with clients and external stakeholders. The role requires strong organizational skills, attention to detail, and the ability to manage multiple deadlines in a fast-paced environment.
Duties Include:
- Managing client files from opening to closing, including conflict searches and client identification
- Conducting Land Title and BC Online searches (title searches, BC assessments, company searches, etc.)
- Communicating with vendors, purchasers, financial institutions, lawyers, brokers, and clients
- Preparing documents related to acquisitions and sales of commercial properties, financing, land development, and trust transactions
- Reviewing and analyzing title encumbrances; preparing terms for covenants and easements
- Conducting and summarizing due diligence searches
- Preparing and diarizing key transaction dates and closing agendas
- Completing payouts and preparing trust account documentation
- Preparing reporting letters and diarizing post-closing tasks
- Preparing billing and invoicing where required
The Requirements
Must haves:
- 4+ years of experience in a real estate paralegal role
- Willingness to work primarily in residential conveyancing, with occasional commercial real estate work
Nice to haves:
- Experience in commercial real estate transactions
- Experience with E-Conveyance
- Working knowledge of LOTA requirements and transparency report filings
Additional Qualifications:
- Paralegal certificate from an accredited post-secondary institution
- Strong understanding of Land Title Survey Authority registration requirements (LOTR/web-filing)
- Excellent organizational, communication, and time-management skills
- Ability to handle high-volume work with strict deadlines
Compensation:
- Salary range: $77,000 - $105,000, based on experience, internal equity, and market factors
