Senior Construction Manager

This is a remote based position with the primary work location as your home office.

There is a requirement for this position to obtain a Reliability Clearance within one (1) year. Applicants MUST currently have a Minimum five (5) years of continuous residency in Canada or a valid security clearance.

What you will do

  • Responsible for construction management of assigned projects with a focus on lighting, water fixture, mechanical/electrical retrofits.

  • Determines resource levels to attain schedule milestones and monitors workforce levels to ensure conformance with the construction plan.

  • Controls change/scope creep, ensuring that all scope changes are quickly and properly documented and that change orders are approved prior to the performance of work. Implements the site safety and security procedures and project work rules and plays an active role in the development of the safety program.

  • Develops and maintains Customer and Subcontractor relationships. Develops and maintains Customer and Subcontractor relationships.

  • Work actively with local contracting communities, industry organizations, and networks with local subcontractors.

  • Maintain high customer satisfaction.

  • Complete assigned projects accurately, on-time, within budget, within scope and billed accurately with respect to the contract.

  • Maintains profitability goals and positive cash flow for assigned projects.

  • Works under general supervision and in conjunction with Project Delivery Manager.

  • Must be able to be on site at a minimum of 2 days bi-weekly. Job requirements may include periods on higher onsite presence.

How you will do it

  • Performs cost estimating, project scheduling and construction management of assigned projects.

  • Understands project scope and customer expectations by utilizing resource planning techniques to gain high productivity from team members.

  • Plans, develops project schedules, controls project activities, and executes according to plan for assigned projects.

  • Oversees project construction for compliance with specifications, local codes and construction techniques.

  • Reviews design scope and approach with regard to constructability and submits recommendations for change. Actively pursues additional work through change orders.

  • Reviews and interprets contract Terms and Conditions. Escalates issues and concerns to Project Delivery Manager and/or Project Delivery Director.

  • Monitors productivity and cost and recommends changes in order to mitigate problems and maintain maximum labor, productivity and cost effectiveness. Reports project status to ensure profitability goals and management of cash/cost/billing.

  • Relates and anticipates customer needs. Provides clear communications to customer and team. Attends job progress meetings as required. Ensures subcontractors understand expectations of the project.

  • Oversees site safety and security. Safe execution of field construction activities in conformance with the engineering package and project budget & schedule.

  • Ensures project document controls are in compliance with contract requirements and JCI standards.

  • Assists in the evaluation of contractual scope of work and the impact of client issued bulletins, field directives and/or scheduling changes. Performs associated cost estimates and prepares proposals as directed.

  • Coordinates customer-training requirements.

  • Assists Project Delivery Manager and/or Sales in Project Development as required. As a member of the Project Delivery Team, responsible when assigned to review and correct project schedules, procurement strategy and project execution costs.

  • Able to travel based on assigned projects, as projects may exist outside of assigned geography.

  • Develops and adheres to a Project Execution Plan for each assigned project. Establishes customer touch points throughout the life cycle of projects to gain feedback on customer satisfaction. Provides leadership by demonstrating focus on exceeding customers’ expectations.

  • Effectively communicates the status of assigned projects to Area Leadership as required and provides detailed monthly forecasts of planned work for the duration of assigned projects. Works with the Project Delivery Manager to tie planned work to an accurate cost forecasts. Goal is to achieve +/-10% of forecasted work on a cost basis.

  • Fosters and maintains good working relationships with subcontractors, JCI team, and other vendor partners.

What we look for

Required

  • Bachelor's Degree in Project/Construction Management OR equivalent work experience. Minimum 6 years Project Management experience in the construction industry dealing with General Contractors and Multi-discipline engineering teams.

  • Broad knowledge of commercial contractual terms and conditions, complex contractual structures, deal structures, financial & accounting for construction, supply chain logistics, negotiation skills, communication skills, developing and leading senior client relationships.

  • Experience working in multi-discipline projects in a construction environment as a prime contractor.

  • Demonstrated success in developing, maintaining and analyzing budgets; maintaining accounting controls of assigned projects; and, revenue forecasting to project completion with a high degree of accuracy.

  • High level project management process competencies.

  • Ability to manage conceptual design as projects are not yet fully engineered and work with internal and external engineering teams to complete designs on time and on budget.

  • Strong proficiency in MS office (excel, word, power point), Nitro, Visio, MS Project, Procore, basic Windows environment and internet business application usage.

  • Strong verbal and written communication skills with the ability to influence change and gain collaboration in a matrix reporting structure are a must for this role. Time management and organizational skills.

  • Adaptability, flexibility, ability to work in a matrix organization structure.

  • Must be eligible to meet criteria required by Government of Canada to obtain Reliability Clearance and Secret Level Clearance. Must obtain a Reliability clearance within 1 year of hire date.

Preferred

  • BASc Degree - Electrical, Mechanical, Structural or Civil Engineering

  • Construction Management experience on energy retro-fit projects

  • PMP, LEED certification, PEng designation

  • Experience managing multiple diverse projects ranging from $1M to $20M

  • Experience building schedules with a strong knowledge of creating WBS are a plus

  • Experience in estimation is a plus
